Who May Avail of the Service: Buyer/Seller, Donor/Donee, Heirs/Administrator, Transferor/Transferee of Real Property in Bataan
What are the Requirements: ORIGINAL & ONE (1) PHOTOCOPY OF THE FOLLOWING:

  1. Title
  2. Notarized Deed Affecting the Transfer (ex. Deed of Sale, Deed of Donation, Deed of Extra Judicial Settlement, Self Adjudication, Reconveyance or Exchange, Sheriff Sale, Consolidation of Ownership, Deed of Assignment)
  3. Certified copy of the latest tax declaration of the property
  4. Provincial Assessor’s certification of no improvement/ certification of improvement
  5. From the BIR
    1. Certified copy certificate authorizing registration, CAR
    2. Tax clearance certification (OCN)
  6. Special Power of Attorney/ Secretary’s Certificate
    In case of merger the following documents are also required:

    1. Secretary’s certificate/ Board resolution
    2. Article of incorporation
    3. Certificate of SEC the articles of incorporation has been registered
  7. Realty tax receipts of the current year/ certification of tax clearance
    Complete RPT records of payment- (EP, CLOA, OCT/KOT, TCT, Improvements) from first declaration
  8. Trace back of previous transfer tax payment
  9. Approved subdivision plan & technical description, if subdivided

    2. Title of Property covered by CARP
  5. From Provincial Assessor’s Office
    1. Tax Declaration of Property covered by CARP (from First Declaration up to Present)
  6. From Municipal Treasurer’s Office (MTO)
